Please be prepared to pay the application fee as outlined in the property listing. In addition to this rental application, you will also be required to provide a copy of a valid form of identification and proof of income.
To complete this rental application, you must be prepared to provide 5 years of residential history as well as contact information for your rental references (phone and email). You will also be asked to provide information on your monthly income, and please note that all properties require that applicants combined monthly gross income is at least three (3) times the monthly rent amount.
Each resident over the age of 18 must submit a separate rental application.
Valued prospective Tenant, thank you for your interest in applying for a home with Wine Country Property Management. Please carefully review the following guidelines before submitting your application. If you have questions, we can be reached at 707-582-8003 or info@winecountrypm.com.
1. The application fee is $40.00 per application. The application fee is non-refundable but it will be active for a period of 60 days from the date received. Meaning, that the application received can be used to apply for any rentals under our management portfolio during the 60 days.
2. All individuals over the age of 18 (or emancipated minors with written proof of legal emancipation) MUST submit a separate application (even if married or unemployed).
3. Permitted Occupancy is 2 adults per bedroom plus 1 per household.
4. All supporting documentation must be submitted at the time of application completion to avoid any delays in application processing times, failure to do so could result in an automatic denial for submitting an incomplete application.
5. All applications must be submitted online through our website which is www.winecountrypm.com
6. All properties Wine Country Property Management manages are non-smoking
7. Separate pet documentation is required per pet (Proof of insurance and adding Wine Country Property Management as additional insured or additional certificate holder will be required)
8. Wine Country Property Management and its agents are committed to providing equal housing opportunities to all rental applicants regardless of race, color, religion, national origin, sex, handicap, familial status, or other protected status. Wine Country Property Management welcomes qualified Section 8 voucher holders as well as any other government assistance programs.
9. Renters Insurance and adding Wine Country Property Management as additional insured or additional certificate holder is required. The cost of Renters Insurance is the responsibility of the Tenant. If the property you are applying for has a swimming pool, Increased Renters Insurance is required, as well as adding Wine Country property Management and the owner of the property as additional insured. Liability coverage should be no less than $500,000.00
10. In order to approve an applicant or group of applicants, we do require at least one of the applicants to view the property in person, if unavailable, a waiver is available to sign and agree to renting the property sight unseen (3D tours are provided).
11. Co-signers will be allowed for any applicants not meeting our minimum requirements. A separate application along with supporting documents will be required for each Co-signer. Co-signers are required to have a minimum of a 720 credit score and must make a minimum of four times the monthly rent. Co-signers must live in state.
12. If Self Employed, list yourself in the application as the owner and contact details as your own, proof of income and proof of business ownership will be required.
13. Written verification is required If you have an assistance or emotional support animal.
14. Only select properties allowing pets if you have one or multiple pets, please do not submit an application if the property you are applying for advertises as "no pets". Please keep in mind that there are city and county limits on the number of allowable pets per household.
15. Application screening process begins as soon as submitted, if you are not prepared to have your credit ran, employment verified, or landlords contacted, DO NOT SUBMIT AN APPLICATION AS THIS FEE IS NON REFUNDABLE.
Credit Guidelines
1. A credit report will be obtained for each applicant (we do not accept credit reports from outside sources)
2. A minimum of a 650 FICO score is required per applicant, if an applicant does not meet this criteria, we will reach out to the applicant to offer the option of a co-signer.
3. Automatic denials will result in any of the following cases;
-Evictions on record
-Negative rental reference received; this includes but not limited to, late payments, nuisance, damage to the rental property, etc.
-Collections related to existing or previous rental history
-Undischarged Bankruptcy
-Unpaid balances owed to rental or utility companies
-If you have been convicted of distribution or manufacturing of illegal substances
-Upon false information and or documentation provided
-You have 2 or more collection accounts
-Exceeding occupancy limit
-Abusive behavior and or language during viewing and or application process
4. Credit report is obtained from Experian
Income Guidelines
1. Combined monthly gross income should be no less than 3 times the monthly rent
2. All income must be legal and verifiable
3. Proof of income such as two most recent pay-stubs, two months of bank statements (most current showing full name and deposit amounts) or the last two years of tax forms/returns. If there are multiple sources of income, verifiable proof will be required for each.
Rental Verification
1. 5 years of rental verification either verbal or in writing must be obtained for each applicant.
2. Family members will not be considered landlords when verifying a rental reference.
3. Submission of a tenant ledger from current or previous landlords in company letter head or software report can expedite verification process.
4. Co-Signer will be required if any of these qualifying items are not met, unless one of the applicants on their own has the qualifying factors of a co-signer, a co-signer will not be needed.
5. Please provide BOTH phone and email contacts for all landlords and employers.
Subsidy Applicant
All previously mentioned application criteria applies along with the following;
1. Applicants receiving government rental assistance subsidies may present alternative evidence of their ability to pay the tenant’s portion of the rent, such as government benefit statements, pay records, or bank statements.
2. Income criteria must be 3x of the tenant portion of rent (verifiable)
3. All governmental program documents must be submitted with the application
4. In lieu of not meeting the set minimum credit criteria, each applicant must provide an alternative report showing consistent and on time payment for no less than 12 months. Examples are a PGE or Water bill.
5. A completed and signed RFTA agreement is required to complete the application process
Application times are 2-3 days. Our goal is to expedite the application process and this will only be possible if all information and documents are submitted right away. Please alert employers and landlords of your application submission. Wine Country Property Management is not obligated to approve an application upon its submission. Our reception of this application is consent only to this Application Agreement. It does not bind us to accept the applicant or to sign the proposed Lease Contract. An application will only be approved if the aforementioned criteria is met. Once an applicant has been notified of its approval, we will reach out directly to the applicant to notify them of the steps to follow. Once approval has been provided to an applicant, the longest WCPM can hold a property for the approved applicant is 10 days from the date of approval, this means that the applicant would have to start paying rent upon the expiration of the 10 days, failure to due so will result in denial of the application. Once approval has been provided you have a maximum of three days to pay a minimum of half of the security deposit in order to secure the property.
If you do not agree with any of the mentioned terms, please DO NOT SUBMIT YOUR APPLICATION.
I hereby irrevocably authorize Wine Country Property Management to keep a copy of the application and all documents submitted. Your signature is your agreement to the above.
The Screening Fee pays for the following cost incurred by WCPM:
Actual cost of credit report, unlawful detainer (eviction) search, and/or other screening reports. - $11.00
Cost to obtain, process and verify screening information (may include staff time and other soft costs) - $29.00
Minimum Cost to WCPM $40.00
